An application to build a 4,246-square-foot home on an undersized lot on Lenox Avenue was approved Nov. 13 by the Zoning Board of Adjustment.
Builder Ronald Snyder will construct a bi-level home on a 75’x 100′ lot, which is half the required size for a home.
Kevin O’Brien, a planner hired by Snyder, told the board that 16 of the 20 properties on Lenox are non-conforming lots.
The house, he said, would be “put in a place where it matches the homes in the area so it won’t look out of place.”
The home’s bottom floor would include the 2-car garage, a study, a bathroom and a utility rom, architect Steve Druga told the board.
The upper level would include a living room, dining rom, three bedrooms, the kitchen and a bathroom, he said.
The home’s exterior would be covered in vinyl siding, with brick or stone as the lower level’s front facade, he said.
The 40’x30′ home would leave a little room for a shed if the purchaser wanted one, said Peter Lanfrit, Snyder’s attorney.
Lanfrit told the board that Snyder’s attempts to either sell his now-vacant property to adjoining property owners or buy property from them to make his lot conforming were unsuccessful.
