Builder Commended By Township Redevelopment Agency

A developer working in the Renaissance Redevelopment area along Route 27 was commended Oct. 20 by the township Redevelopment Authority for its project.

The company, Redev Group LLC, finished a job started by another redeveloper more than 11 years ago. The company created more than 100 owner-occupied units selling at market rates, factors which earned it the agency’s praise.

The units are nearly sold out, a company representative told the agency. The company experts to be sold out by spring 2015, he said.

Redev Group wasn’t the only developer vying for the project, but other contenders wanted to build rentals. According to the commendation, the agency, “following the lead” of chairman Michael Gianotto, “held fast to its position that the site be developed with owner-occupied market-rate housing as such housing would be consistent with the nature of the area and would better aid in the revitalization and stabilization of the neighborhood.”

The units sit on a nearly 7-acre lot bordered by Route 27, Douglas Avenue and Henry Street.

Redev Group was also commended for site modifications, including reducing the number of units from the original 116, construction of a “tot lot” and other improvements, according to the commendation.

Redev Group had permission to convert the units to rentals if they could not be sold but, according to the commendation, the company “aggressively marketed the site for owner-occupied housing and such efforts were rewarded with a successful owner-occupied housing development that is nearly completed and sold-out.”

Redev Group’s Bill Greenberg thanked the agency for its help in bring the project to fruition.

“It never would have happened without you,” he said. “We’re proud of it because you are proud of it.”

Gianotto said he has worked with many developers over the years, but “in my opinion, these contractors are extraordinary.”
